The Market

Rexburg is a university town in the strictest sense.

BYU-Idaho enrolled 24,450 campus students in fall 2025, another record year, in a city of roughly 40,000. About 22,000 of those students live in Rexburg during the school year, and the university’s three-track calendar keeps the town occupied through spring and summer rather than emptying it.

The city has been one of the fastest growing in Idaho since 2010 and is among the youngest cities in the country, with a median age near 23. Madison County passed 55,000 residents in 2025. Housing demand here renews on a schedule: every semester start brings a new wave of arrivals, and the supply of conventional, non-student housing has not kept pace with the town growing up around the university.
